Do I need flood insurance?

Whether caused by heavy rain, clogged drains or melting snow, floods are the most common natural disaster in the U.S.1 Protecting your home and belongings with flood insurance ensures you're prepared for the unexpected. 

While standard home policies may cover water damage from burst pipes, they typically don’t protect against flood or ground water caused by weather or natural events. Flood insurance is generally the only way to cover these costly risks.

NFIP policies are available to anyone in participating NFIP communities. Homes and businesses in high-risk flood areas with mortgages from government-backed lenders are required to have flood insurance.

Some insurers also offer private flood insurance, with higher limits and coverage for a wider range of items that may not be covered in an NFIP policy. These can include basements, pools and external structures, as well as the cost of removing debris caused by flooding, and temporary living expenses during necessary home repairs.

Flood insurance FAQs

Standard homeowners insurance does not cover water damage caused by floods or sewer overflow, nor does it protect against long-term, gradual leaks, groundwater seepage or sump pump overflow. Depending on where you live and the features of your home, it may be wise to extend your coverage or purchase flood insurance through the National Flood Insurance Program.

To protect your home from flood damage, consider installing a sump pump and French drain, sealing cracks in foundations or walls, and elevating important belongings.

As soon as safely possible, contact your insurance company to file a claim and provide details about the damage. Your insurer will guide you through the claims process and may assign an adjuster to assess the damage. You’ll need to provide details about your policy and the extent of the damage with photos of affected items.

Keep in mind that a new flood insurance policy or an increase in coverage will not take effect until 30 days after it was requested. So it’s not possible, for instance, to obtain flood insurance as soon as threatening weather is forecasted. There are some exceptions to the waiting period, such as insuring a newly purchased home or if you’re refinancing and flood insurance is required by the mortgagee.

Flood insurance doesn’t cover damage to basements, cars, pools, landscaping or outdoor structures, and it excludes damage that isn’t directly caused by flooding, like landslides, earthquakes or sewer backups. Flood insurance also won’t cover temporary living expenses. Those are covered under your home policy.

You should get flood insurance quotes right away so you can secure coverage as soon as possible. While there are some exceptions, new flood insurance policies and increases in coverage take 30 days to go into effect, so don’t wait for forecasted storms to get protection from flooding.
